By engaging our services, visiting our platforms, or entering into business with us, you agree to be bound by these Terms.

1. Scope of Services
Denayrar offers property sourcing, investment planning, portfolio management, relocation assistance, interior design, furnishing, marketing, and strategic advisory services across global markets. These services may be offered independently or as part of a comprehensive package.
Our services do not include legal advice, tax consultancy, or immigration processing. However, we may coordinate with third-party professionals in these areas upon your request and consent.
2. Independent Business Relationship
Denayrar collaborates with a range of international partners and affiliated entities (including Thirlmere Deacon), but operates as an independent business entity. Nothing in these Terms creates a joint venture, partnership, or employment relationship unless explicitly agreed in writing.
Each party to a partnership arrangement remains independently responsible for its own staff, business operations, financial liabilities, and regulatory compliance.
3. Client Responsibilities
By engaging our services, you agree to:
Provide accurate and complete personal, financial, and investment information where required.
Make timely decisions and respond to communications to avoid service delays.
Respect any contractual obligations relating to third-party providers introduced by Denayrar.
Seek your own legal or financial advice where necessary.
4. Fees and Commission Structure
Fees for our services are outlined clearly in your personalised agreement or project proposal. Where applicable, Denayrar may receive a commission from property developers or landlords. This does not affect the neutrality or quality of our advice.
Commission-sharing or marketing compensation with agents or partners will be governed by a separate agreement and paid in accordance with our published or agreed compensation structure.
There are no fixed salaries offered in our agency network; representatives earn based on results and client conversions.5. Property Information Disclaimer
While Denayrar makes every effort to ensure property listings are accurate and up to date, we rely on third-party sources and developers for property data. As such:
Prices, availability, images, and specifications are subject to change without notice.
All property descriptions and performance estimates are indicative and should not be relied upon as guarantees.
You are encouraged to perform your own due diligence or consult your legal/financial adviser before entering any property transaction.
Denayrar shall not be held responsible for any changes made by developers or third parties.
6. Design and Furnishing Services
Design and furnishing services are offered as separate or bundled packages. Clients will be provided with detailed scope, quotations, and timelines.
Changes to the scope may affect delivery dates and costs. Once materials are procured, refunds or design changes may not be permitted unless agreed in writing.
7. Cancellation and Refund Policy
Cancellation of services must be made in writing. Refunds, if applicable, will be processed based on the stage of work completed and any third-party commitments made on your behalf.
Certain services (e.g. design, legal coordination, or third-party engagements) may be non-refundable once commenced.
8. Confidentiality
Both Denayrar and the client agree to treat all shared information as confidential unless:
Disclosure is required by law, or
Consent is explicitly given by the party owning the information.
This obligation continues beyond the duration of any contract or agreement.
9. Limitation of Liability
Denayrar shall not be liable for:
Losses arising from decisions made based on property investments or third-party advice.
Delays or errors caused by external parties such as developers, legal professionals, or immigration consultants.
Indirect, incidental, or consequential damages.
Our maximum liability, if established, will not exceed the total fees paid by the client for the service in question.
10. Compliance and Anti-Money Laundering
All clients must comply with applicable laws and provide identity and financial documentation where required. Denayrar reserves the right to suspend or terminate services if any unlawful or unethical activity is suspected.
11. Intellectual Property
All content, designs, marketing materials, and documentation provided by Denayrar remain the intellectual property of the company and may not be reproduced or used without prior written permission.
12. Jurisdiction and Governing Law
These Terms shall be governed by and construed in accordance with the laws of [insert relevant jurisdiction – e.g., England and Wales]. Any disputes arising shall be subject to the exclusive jurisdiction of the courts in that location.
